DESIGN/BUILD STEP BY STEP

Scope:

  • A step by step flow of what the client can expect starting from the signing of the design contract to obtaining permits.

Pre-Design Requirements:

  1. A rough budget for the project established.
  2. Fee's discussed and design contract signed.
  3. A property plot supplied to BSCD from the client (can be found in the property title documents).

General Flow:

  1. BSCD will tape out the exterior and interior of the property.
  2. This data is entered into the CAD program and drawings of the existing property generated.
  3. With the above documents, the first official design meeting is held. At this meeting the actual design process starts. Working together, our goal is to create and build something special for our client while meeting or exceeding our client's expectation! To this end, we encourage our client's active participation in this early design process.
  4. A second meeting is scheduled for the following week to review the first design revision. Hard copies are supplied to the client. The process continues (average four meetings) until the design is completed.
  5. Once plans are completed, preliminary approval is obtained from the building department and plans are once again reviewed with the client.
  6. During this time, we ask that the client start deciding upon finished materials, appliances etc. This is an important task which will directly affect the project schedule. BSCD will work with the client by advising on products and suppliers for such items as:
    a. Kitchen appliances
    b. Light fixtures/ Bathroom fixtures
    c. Cabinets…wood, finish, style and hardware
    d. Roof material
    e. Paint colors
  7. With plans and material/appliance info, a preliminary proposal for the Scope of Work is generated and presented to the client.
  8. Once this proposal has been reviewed and approved, working drawings are generated.
  9. Note: Services may be required from outside sources in order to complete the working drawings e.g.
    a. Energy calculations.
    b. Civil/structural engineering calculations.
    c. Special requirements by government agencies to include geology, soil and/or foundation reports.
  10. Once all reports are in, drawings go to the building dept. for permits
  11. Once city permits are granted, a production schedule can be created and a "Building Contract" signed.

Assume:

  • Average 4 weekly design meetings varying in length from 1 to 2 hours.
  • Average time from contract to permits is 2 months...this excludes time needed for outside engineering reports! These may add several weeks to the project.
